Performance without micro-management
The keys are only the beginning. A Dubai property earns when it is let well, maintained properly and priced to the market.
Most owners we work with are not in Dubai day to day. Some live in Amsterdam, some travel constantly, some simply do not want a second job managing tenants and contractors across time zones. Our management mandate is built for exactly that: you stay the owner and the decision-maker, we handle everything operational underneath.
That means finding and screening the right tenant, drawing up and registering the tenancy, keeping the property in good order, watching the rental market so you renew at the right price, and reporting the numbers to you on a fixed rhythm. When the time comes to exit, the same team handles the resale. One partner, one point of contact, from handover to sale.
Letting is the start; a property that performs without your attention is the goal. We handle the letting and the administration around it, with trusted partners for maintenance and compliance.

We draw up the tenancy, register it with Ejari, collect the rent and manage renewals, so every let is legally sound and on time.
Inspections, maintenance and contractor oversight, with RERA-compliant handling. Issues are dealt with before they become expensive.
We track the rental market continuously and adjust your asking rent to stay competitive without undervaluing the asset.
Clear, scheduled reporting on income, occupancy, yield and costs, plus oversight of service charges and bills. No surprises.
When you decide to exit, the same team manages timing, positioning and DLD completion. The property is sold, not just listed.
A tight process keeps the property working and keeps you informed, without you having to sit on top of it daily. Here is how a management mandate runs.
Step 01
We take over the file: keys, access, service-charge status, utilities and any snags. We agree the mandate and your reporting preferences.
Step 02
We prepare and position the unit, handle viewings and enquiries, and screen applicants until the right tenant is secured.
Step 03
We draw up the tenancy, register it with Ejari, collect the deposit and first rent, and hand over to the tenant.
Step 04
We handle rent collection, maintenance, tenant communication and service-charge oversight, and report to you every month.
Step 05
At the end of term we advise renew, re-let or sell, and execute whichever you choose, including the full DLD sale.
The numbers
Two costs shape the economics of a let property in Dubai: our management fee, and the building service charges you pay as the owner. We keep both transparent.
Of rental income for standard long-let management; short-term / holiday-home operation is priced differently and typically higher.
Indicative band for most Dubai apartments; prime towers run higher. Set by your Owners Association and paid via DLD’s Mollak, not to De Dam.
Income, occupancy, yield and costs on a fixed schedule, with year-end financial oversight.
Figures are indicative and depend on the property, community and mandate. Service charges are set by RERA-audited Owners Associations and published on the DLD Service Charge Index; we confirm your building’s exact rate before you commit.

Yes, that is the norm for us. Most of our owners are outside the UAE. You stay the owner and approve the big decisions; we handle tenants, contractors, rent collection and reporting on the ground in Dubai, and keep you updated monthly.
For standard long-term letting, management fees in Dubai typically run 5-10% of the rental income, depending on the property and the scope of the mandate. Short-term / holiday-home operation is priced separately and is usually higher. We quote a clear, written fee before you commit.
Yes. We coordinate inspections, maintenance and contractors, and we oversee service charges and utility bills. Building service charges are set by your Owners Association and paid via DLD’s Mollak system; we manage the process and account for it in your reporting.
Yes. When you decide to exit, the same team manages the resale end to end (timing, positioning, buyer and the DLD transfer), so the handover from letting to sale is seamless.
