Property with a DLD value from AED 2,000,000

The 10-year, automatically renewable residency for owners of property with a registered value from AED 2 million. No sponsor is required; you are registered in your own name.

Investor Visa for 2 years

Completed property with a valid title deed

The renewable 2-year residency (Taskeen) for owners of a completed property. Since May 2026 a sole owner no longer needs a minimum value; for shared ownership a registered share from AED 400,000 counts.

  • For ready, handed-over property. Off-plan is generally not eligible
  • Renewable every two years for as long as you remain the owner

Intake & feasibility check

Stap 02

File & submission

We prepare the application and submit it via the DLD investor portal to immigration (GDRFA/ICP).

Stap 03

Entry permit / status change

You receive an entry permit or adjust your current status, so the medical can take place.

Stap 04

Medical fitness test

Adults (18+) complete a short medical: a blood test and a chest X-ray.

Stap 05

Emirates ID & biometrics

Fingerprints and a photo are captured for the national identity card.

Stap 06

Issuance & family

Your residency is issued and linked to your Emirates ID; we then arrange sponsorship for your family.

Note: a UAE visa does not automatically end your tax residency in your home country. Your personal circumstances and the applicable double-tax treaty determine where you are taxed. We always involve a tax adviser on this point.

Honest answers up front.

Does any apartment automatically grant a visa?

No. The right to residency depends on the value and type of the property. The 10-year Golden Visa requires a DLD value from AED 2 million; the 2-year investor visa requires a completed property with a title deed. We assess your specific situation in advance.

Do I have to live in the UAE to keep the visa?

Golden Visa holders have no minimum stay requirement and keep their status even during long periods abroad. For the standard 2-year visa, residency can lapse after more than six consecutive months outside the UAE.

So I pay no tax at all?

The UAE levies no personal income or capital gains tax on individuals. Whether this benefits you depends on your tax residency. If you remain a tax resident of your home country, you generally stay liable there. We always have this assessed by a tax adviser.

Can my family come with me?

Yes. As a visa holder you can sponsor your spouse and children. With the Golden Visa there is no limit on the number of children, and where applicable you can also sponsor parents and domestic staff.

Does off-plan property count?

For the Golden Visa, off-plan may count subject to conditions, provided the registered DLD value meets the threshold. The 2-year investor visa generally requires a completed property.

How long does the whole process take?

Expect a few weeks, depending on the route and how complete your file is. The medical and Emirates ID biometrics take place locally in the UAE and together usually take a few days.
