Dubai carries thousands of listings and dozens of new launches every month. The challenge is not finding property; it is filtering it. We match investors to properties based on yield targets, hold period and risk profile, and every recommendation reflects the same criteria we apply to our own capital.
We are not tied to any single developer and we do not push inventory that needs to move. We maintain relationships with leading developers (including for pre-launch pricing and conditions not available to the public), but your interest sets the brief. What you receive is a short, reasoned selection, with a transparent view of the fundamentals behind each property and, where relevant, the reason to wait or look elsewhere.
What we select on
A property only reaches your shortlist once it holds up on every point below. No single criterion stands alone. It is the balance between price, quality and how easily it trades later.
Delivery history, build quality and how reliable the payment plans are. We verify the developer and the project registration with DLD/RERA.
The health of the community, its rental demand and how easily a unit resells. Liquidity weighs more than a polished render.
Within the same building, floor, orientation, view and layout drive much of the value gap. We select the favourable units, not just the project.
Annual service charges bite directly into net yield. We check them against the DLD Service Charge Index, so you know whether the cost is reasonable.
Price per square foot set against comparable transactions, not asking prices. We look for value, not the lowest number for its own sake.
Beyond the public listings, we filter pre-launch allocations and off-market units, opportunities the wider market does not see, provided the fundamentals hold.

Property selection is not about closing as many deals as possible. These principles decide what does and does not reach your shortlist.
We recommend nothing we would not buy ourselves. The same criteria we apply to our own capital.

A shortlist. We deliberately do not show everything. That is the service. Based on your mandate we filter the market down to a short, reasoned selection, each with the reason it fits or does not. If you would rather browse the full public inventory, you can of course do that on our properties page.
Beyond the publicly listed inventory, our developer and broker relationships give us sight of pre-launch allocations and units that are not (yet) public. That can mean pre-launch pricing or exclusive conditions, but only where the fundamentals work for you. Off-market is a source, not a goal in itself.
We look at delivery history, the quality of previous projects and how reliable the payment plans are, and we verify the registration of the developer and project with the Dubai Land Department and RERA. On off-plan that includes the escrow status: buyer payments should sit in a project-specific escrow account overseen by the DLD.
Yes. Every property on your shortlist comes with the rationale: price per square foot against comparable transactions, indicative rental yield, service charges checked against the DLD Service Charge Index, and the assumptions behind them. Transparency on the numbers (including the less favourable ones) is part of the service.
